Media Licensing
What you get when you book a media package, what you are allowed to do with it, and what happens when the property changes hands.

The short version. We keep the master files. You get a licence to use the finished media. An owner's licence lasts forever but stays with the owner, so it does not pass to a buyer at closing. An agent's licence lasts as long as the listing. When a property sells and comes back on the market later, the existing footage can be re-licensed at a reduced rate instead of being reshot.
What the package includes
The media package is $1,000 flat. It covers production and delivery of edited drone footage, video, and stills for one property.
Work is delivered in two cuts:
- Branded — carries the El Coco watermark. This is the version that runs on the listing post described below.
- Unbranded — no watermark. Use it wherever you like, within the licence terms on this page.
Exact deliverables are confirmed in writing before each shoot. That includes the number of edited stills, the length of the video cuts, and which drone shots are planned. Weather and flight conditions in Guanacaste can move a shoot date, so we agree the scope first and book the day second.
The fee is for production and exposure. It is never tied to whether the property sells, and it is never a share of a sale price.
Who owns the files
El Coco Media keeps ownership of all masters and raw footage. This includes the original drone files, the source video, and the unedited stills.
What you receive is a licence to use the finished media. You are not buying the files outright. This is normal for commissioned photography and video, and it is what makes the reduced re-licensing rate below possible.
Owner licence
If you own the property, your licence is:
- Perpetual — it does not expire.
- Personal to you — it covers you as the owner.
- Non-transferable — it cannot be sold, assigned, or handed on.
The last point matters most, so it is worth stating plainly. Your licence does not convey to the buyer when the property sells. These are your rights, not the property's rights. A buyer who wants to use the same footage needs their own licence from us.
We say this up front rather than at closing, because that is the worst possible moment to find out.
Within those limits, you can use the media freely. Put it on listing sites, social media, print, or your own website. Give it to a portal or a magazine. There is no cap on views, impressions, or territory.
Agent limited release
If you are an agent representing the property, your licence is:
- Non-exclusive — we may license the same media to the owner as well.
- Term-limited — it expires when your listing agreement on the property ends.
- Non-transferable — it covers you and your brokerage, and no one else.
Use it in your listing, your marketing, your social channels, and your portal feeds for as long as you hold the listing. When the listing agreement ends, so does the release.
Because the release is written down and time-boxed, it holds up in a commission conversation. An owner who already has the footage can put it on the table. An agent can rely on it without a handshake.
Re-licensing later
Properties change hands. When one that we have already shot comes back on the market, the existing footage can be re-licensed instead of reshot.
The rate is 40% of the then-current package price. It is a fixed rule, not a negotiation.
Re-licensed media is delivered as-is, in the state it was originally produced. We do not re-edit or re-grade it at that rate.
We will tell you when we think a reshoot is the better call. Landscaping grows in. Renovations change a facade. New construction next door changes the aerials. If the footage no longer shows the property as it stands, the discount is false economy, and we will say so before you pay for it.
The listing post
Every package includes a featured post on El Coco Properties at no extra cost. The post carries the branded cut under that site's own traffic.
Contact details on the post point to whoever holds listing rights at that moment. That is either the owner directly or the agent, and it is one or the other. It is never both at once.
Posts stay up indefinitely. There is no hosting fee, no renewal, and no maintenance charge.
When the property closes, we mark the post as sold and credit the closing agent by name. If you would rather we did not, tell us and we will leave the credit off.
Credit and edits
The unbranded cut carries no watermark, and you are not required to credit us when you use it. A credit is always welcome and never required.
Please do not re-edit the delivered files in a way that misrepresents the property. Cropping for a platform's aspect ratio is fine. Compositing in features that are not there is not.
Do not remove or obscure the watermark on the branded cut. If you need a clean version, use the unbranded one you already have.
What we are not
El Coco Media is a media production business. We are not a real estate brokerage, we do not represent buyers or sellers, and we do not take part in any transaction.
What we sell is media production and exposure. Nothing on this page, and nothing in a listing post, is an offer of representation or a commission arrangement.
